***Pico/Centinela Project -- Community meeting --
January 26, 6:30 PM
Fairview Library, 21st & Ocean Park Blvd.

Parking: There are a few metered spots near the library, but many of the
streets in that area have preferential parking due to the nearby SMC Main
Campus. The #8 bus stops nearby.
RSVP to 310-458-8341 if you plan to attend, so the Planning staff will know
how many chairs to set up.
This is on the site of the 3400 Pico Blvd. building that used to house the
Recording Academy (GRAMMY), now in a new Lantana building on Olympic.
Trammell Crow is proposing a 300-unit housing project with 284 apartments,
16 condos, and 5,000 sq ft of commercial space on 2.5 acres.
The parcel is sort of L- or C-shaped, part on 34th St., part on Pico, and
part on Centinela (between the freeway and the CCSM chartreuse & white
chartreuse apartment buildings -- the freeway cuts across a couple of those
parcels on the diagonal).

Some nearby residents are expressing concern as:

-- Vehicle access will probably be on 34th and/or Centinela rather than on Pico,

-- There are 4 freeway entrances and exits nearby (eastbound exit at Pico and 34th,
westbound entrance and westbound exit on Centinela just north of Pico, and
eastbound entrance on Centinela just south of Pico),

-- Trader Joe's on Pico and 33rd already generates a lot of traffic, and

-- The SMC Main Campus at Pico and 19th, with 33,000 students and
1,500 staff members, generates a lot of car and bus traffic.

Tony Kim is the planner, and I've just emailed him as the project is listed on
neither the Current Projects web page nor the Planning Commission caselist page.
